Maharashtra MODT, Notice of Intimation & CERSAI charges calculator
Borrowers in Maharashtra are often surprised by a second stamp duty demand on the day of loan disbursement — even after paying 5% to 7% stamp duty on their flat purchase agreement. This is the Memorandum of Deposit of Title Deeds (MODT) stamp duty under Article 6 of the Maharashtra Stamp Act (0.3% of the sanctioned loan amount), accompanied by mandatory e-filing of a Notice of Intimation within 30 days under Section 89B of the Registration Act (₹1,000 filing fee + ₹300 document handling) and CERSAI registration.

How this is calculated
MODT Stamp Duty (Equitable) = min(₹20,00,000, Loan Amount × 0.3%)
Statutory Cost = MODT Stamp Duty + Notice of Intimation (₹1,300) + Franking/Adjudication (₹500) + CERSAI (₹59 or ₹118)
- Article 6 Stamp Duty: Computes 0.3% on the sanctioned loan amount for an Equitable Mortgage (MODT) or 0.5% for a Registered Simple Mortgage Deed.
- Notice of Intimation / Registration: Adds ₹1,000 filing fee + ₹300 e-filing handling charge for Equitable Mortgage, or 1% registration fee (capped at ₹30,000) for a Registered Mortgage Deed.
- CERSAI + Bank Charges: Adds CERSAI fee (₹50 or ₹100 + 18% GST) and bank processing/legal fees with 18% GST.
