Property purchase TDS (Section 194-IA & Form 26QB) calculator
Whenever you buy a residential or commercial property (other than rural agricultural land) where either the Agreement Value or the Stamp Duty Ready Reckoner Value is ₹50,00,000 or more, Section 194-IA of the Income-tax Act requires the buyer to deduct 1% TDS from every payment made to the resident seller (or 20% under Section 206AA if the seller's PAN is inoperative) and deposit it via Form 26QB within 30 days from the end of the month of deduction.

How this is calculated
Taxable Base = max(Agreement Consideration, Stamp Duty Value)
TDS (if Base ≥ ₹50,00,000) = Base × (1% or 20%)
Form 26QB Challans = Co-Buyers × Co-Sellers
- ₹50 Lakh Threshold & Higher-of Rule: Checks whether
max(Agreement Value, Stamp Duty Value)is at least ₹50,00,000; if below ₹50,00,000, Section 194-IA TDS is ₹0. - Joint Buyer / Seller Split: Divides total TDS across
Buyers × SellersForm 26QB challans and shows the exact TDS per challan. - Section 234E & 201(1A): Calculates ₹200/day late fee per challan (capped at the TDS amount) plus 1.5% per month interest.

Questions people ask
Is the ₹50 lakh limit checked per buyer/seller share or on the whole property?
Following the Finance Act amendment to Section 194-IA, the ₹50,00,000 threshold is tested against the higher of the total Agreement Consideration or total Stamp Duty (Ready Reckoner) Value of the property as a whole — even if each co-buyer's or co-seller's individual share is below ₹50 lakh.
How many Form 26QB challans are required for joint buyers and joint sellers?
Form 26QB must be filed separately for each unique Buyer–Seller combination. For example, if 2 co-buyers purchase a flat from 2 co-sellers, 2 × 2 = 4 separate Form 26QB challans must be filed and 4 Form 16B certificates generated.
What is the penalty for late filing of Form 26QB?
Under Section 234E, a late fee of ₹200 per day is levied per Form 26QB statement until the statement is filed (capped at the TDS amount). In addition, Section 201(1A) levies interest at 1.5% per month (or part of a month) from the date of deduction to the date of deposit.
Buying a flat or commercial unit above ₹50 lakh with a Home Loan?
We coordinate between your builder/seller and the lending bank so your 99% disbursement and 1% Form 26QB TDS deposit happen without late-fee penalties.
Section 194-IA applies to resident transferors. If the seller is an NRI, TDS is governed by Section 195 at higher rates. Consult your Chartered Accountant. Lenders, regulators and government offices apply their own rules and may round or calculate differently; their figures prevail.
